Ponce Inlet, in one paragraph
Ponce Inlet is the southern tip of the barrier island that runs down from Daytona Beach. It is small (about 4.5 square miles), low-rise on the south end, and built around the Ponce de Leon Inlet Lighthouse — the tallest lighthouse in Florida. Most of the people who live here did not stumble into it. They chose it specifically because it is not Daytona.
The neighborhoods you should actually know
Lighthouse / South End
Walkable to the inlet, the lighthouse, the jetty, and the river. Mix of mid-century cottages, newer custom builds, and a handful of small condo buildings. Quietest part of town.
Beachside Condos (S Atlantic Ave)
Towers and low-rise buildings with direct ocean access. Big spread in price and HOA quality — talk to a local before you write an offer based on the Zillow listing alone.
Riverfront / Halifax Side
Boat docks, sunset water views, and some of the most coveted single-family lots in the town. Inventory is tight; off-market activity matters here.
Wilbur-by-the-Sea (just north)
Technically unincorporated, but it acts and feels like Ponce. Old-Florida vibe, no high-rises, walkable beach approaches.
What 2026 buyers should actually look for
- Elevation and flood zone. Not all blocks are equal. Get the elevation certificate before you fall in love.
- Roof age and wind mitigation. This drives insurance more than the purchase price will.
- HOA financials (for condos). Reserves, special assessments, and the milestone inspection report matter more than the kitchen.
- Short-term rental rules. They vary block by block. Don't assume.
Pricing in 2026
Ponce Inlet is not Daytona Beach pricing, and it's not Ponte Vedra pricing. It's its own market. Beachfront condos, river-view single-family, and lighthouse-walkable lots all trade in their own tiers. The Sunday Insider Report is the easiest way to track what is actually selling.
